Based primarily in BC’s interior, Black Leaf Property Services provides research, advisory, appraisal and/or land rights negotiation functions for time and cost sensitive projects.
With over 15 years of experience including seven leading FortisBC’s property services department (electric), Black Leaf represents a unique resource capable of delivering significant value to your project or negotiations.
Services are available to businesses, government, First Nations and private property owners.
Qualifications
Nicholas Mirsky is Black Leaf Property Service's Principal/Owner. He is a designated commercial real estate appraiser (AACI) as well as a designated Senior Right of Way Professional (SR/WA). For the past 7 years, he served as FortisBC's Supervisor of Property Services. Prior to that role, he spent time in public and private property tax consulting as well as completed over 200 commercial valuation projects. Some highlights:

-Oversaw the acquisition of 3,500+ statutory right of ways (SRWs)
-Resolved hundreds of trespasses through skilled negotiation
-Responsible for project managing the real estate component of the annual capital plan
-Provided optimization consultation on multiple major projects
Accredited Appraiser Canadian Institute (AACI, P.App)
-Completed 200+ commercial and residential appraisals as well as rental market studies and other consulting assignments
-Property types included Retail, office, industrial, subdivision development, hotels, car dealerships and other special use properties
